Market analysis to determine correct pricing:
This is the single most important part of marketing a home as over pricing your property is the greatest encumbrance to a sale.
Property Listing:
Recent data indicates that 77% of all real estate purchases started with an Internet search and that is why Trident offers a full Internet presence through a MLS listing, Realtor.com listing, Trident's website listing, Virtual tour, Proper signage, riders, info box with professional quality color flyers & lockbox: The National Association of Realtors statistic reflects that 70% of all calls come from the yard sign. Complete marketing materials on your home are a must, so as to provide the drive by Buyer with a detailed description of the home.

These tips make suggestions on preparing your home to be shown for sale.
Seller’s net sheet:
This lists all of the associated costs of closing your sale.
Qualify prospective Buyer:
Whether the Buyer is generated through another Agent or through Trident, the Buyer will be qualified so that there is assurance that the contract can be completed.
Drafting the purchase agreement:
If necessary, Trident will draft the purchase agreement and any other required paperwork.

Advising in negotiations:
Trident will provide the Seller with all information required to make an informed decision on the sale of their home.
Handle all necessary inspections ( Seller & Buyer )
Typically, the Seller procures the CL-100, this can be handled by Trident--the Buyer will have a home inspection performed and that inspection will be delivered to Trident for review and recommendations.
Funnel all information to mortgage companies/attorney:
Trident will insure that all parties have the necessary documents so that we can proceed to a smooth closing.
Attend closing with the Seller:
Trident will review the closing statement with the Seller prior to closing and is present to answer any questions that might arise regarding the transaction.

EXAMPLE:
Company A and Trident Real Estate
If company A charges a 6% commission here is what will happen-
     *Company A lists the home but Company B brings the Buyer-- The Seller pays the full 6% commission that split between Companies A & B 
     *Company A lists & sells the home -- The Seller pays the full 6% commission to Company A 

If Trident Real Estate lists your home, here is what happens-
     *Tridents lists the home but Company B sells it, The Seller pays 4% commission 
     *Trident lists and sells the home - The Seller pays Trident 4% commission

This is a full service, MLS listing with all benefits of any listing provided by any company but at a greatly reduced cost to the Seller

If you pay a 6% commission, you pay @ Trident (4% with Trident)
a $200,000 home @ 6% = $12,000 a $200,000 home @ 4% = $8000    save $4,000
a $300,000 home @ 6% = $18,000 a $300,000 home @ 4% = $12,000 save $6,000
a $400,000 home @ 6% = $24,000 a $400,000 home @ 4% = $16,000 save $8,000

Agent Interview

As a Seller, you should ask any agent that you might interview certain basic questions that pertain to the services that you will receive and the commission that you will be charged. In this interview, if you are told that their company can sell your home quicker, just ask what additional services are they going to provide that will cause that to happen. Always remember, Realtors can only show property, Buyers make the decision to buy based on their parameters, not the Realtor’s.

Now, in regard to interviewing the “kit”, “menu”, or “as low as” companies, just ask the agent to give you the fee for services equal to Trident’s and that will end that discussion quickly because you will see that “as low as” just flew out of the window. Trident gives you all available services for one fee, nothing left out. These companies just cannot compete with Trident, but truly, no one can.
